PRE-PURCHASE INSPECTION REPORTS

Inspection reports identify defects in relation to building interior’s and exterior’s, the roof exterior, the roof space, all accessible subfloor voids and to the immediate surrounds of a home, including items such as fencing, driveways and retaining walls.

Council file assessments are included in all residential assessments in the Bega Valley Shire region to ensure that all homes and on-site structures have undergone the certifying approval as required and that all items are constructed in accordance with the plans held by Council.

PRE-SALE INSPECTION REPORTS
Sapphire Coast Property Inspections offers pre-sale inspection services to potential vendors.

Similar to a pre-purchase inspection report, assessment in undertaken on behalf of a property owner to identify existing defects prior to the placement of a home on the market.

This allows vendors (and sales agents) to be fully aware of all building issues associated with a home and allows the vendor the opportunity to either repair the defect prior to sale or openly disclose the defect to potential buyers in the sale process.

Accordingly, a price can be confidently placed on a property in the knowledge that all building defects have been identified or addressed.

This often lessens frustration for all parties and facilitates a smoother sale process.

COMMERCIAL PRE-PURCHASE INSPECTION REPORTS

Sapphire Coast Property Inspections offers pre-purchase inspection assessments and reports on all commercial building types.

Similar to residential assessments, commercial inspections and reports are issued in accordance AS 4349.0 (2007).

Report components include defect assessment on the interior and exterior of a structure, the roof exterior, all accessible roof voids and subfloor voids and the assessment of the site itself.

DILAPIDATION INSPECTION REPORTS
Sapphire Coast Property Inspections offers dilapidation inspection and reporting services on

all infrastructure including government, residential and commercial buildings.

We often work in conjunction with local engineering firms in relation to project completion.

The inspections provide contracting parties with visual evidence of all defects to structures, prior to substantial works commencing in close proximity, be these construction, road or piling works.

Assessments are re-undertaken post construction to provide contractors and property owners with evidence of and defects that may have been caused by the works undertaken.

BUILDING AND STRATA DEFECT ASSESSMENTS
Unknown and unrepaired building defects have the potential to intensify in both severity,

and in the cost to repair to the property owner as time progresses.

At Sapphire Coast Property Inspections, we undertake regular and on-going defect assessments on numerous dwellings and strata complexes on the far south coast.

These assessments allow property owners and strata managers to accurately keep a pulse on maintenance schedules and to rectify defects as they arise.

Reports are able to be distributed to body corporate members highlighting issues requiring addressing to negate the potential for spiralling future repair costs.

Individual property owners often engaged Sapphire Coast Property Inspections to identify the cause of specific defects, that they themselves have noticed, with written reports issued including recommendations for repair.

INDEPENDENT INSURANCE ASSESSMENTS
On average, home owners in Australia claim on their individual home insurance policies one

in every three years in relation to building defects and accidents within the home.

SCPI offers independent assessments of such defects and scenarios where a building is damaged.

In the event of a claim dispute, this can provide a property owner an avenue to pursue an alternate outcome if they feel the original insurance assessment is unsatisfactory.

PEST INSPECTION CO-ORDINATION

Unfortunately, termite penetration to properties in the Bega Valley and Bombala areas is identified on a regular basis.

Damage to structural timber framework in homes is often concealed behind wall sheeting and floor coverings and in difficult to access spaces such as roof and subfloor voids, with many home owners unaware of damaged being sustained to their dwellings.

SCPI can take the hassle out of organising an additional inspection and co-ordinates a well renowned local pest inspection service to conduct fully insured pre-purchase pest inspections and reports in accordance with AS 4349.1.

COUNCIL FILE ASSESSMENTS

It is important to ask your conveyancer whether they are able to be confident that the home you are purchasing is fully approved and constructed in accordance with the Council held plans.

Without setting foot in the home, this is not possible.

At SCPI, all pre-purchase residential building inspection reports issued within the Bega Valley include a property file inspection.

After the on-site building inspection occurs, our inspectors assess the detail Council hold on the property, ensuring that all structures (the home, all additions, any detached buildings, all shedding, decks and retaining walls) are approved and that they are constructed in accordance with the plans held at Council.

Unapproved works are routinely identified in the course of these assessments as are non- compliances with Council held plans.

Unidentified, unapproved works or variations to plan leave the home buyer at risk of future Council action.

This liability transfers with the property in the sale process and, if not identified it becomes the responsibility of the new owner.
